When it comes to purchasing your first home it can be stressful. Purchasing a home is one of the biggest financial decisions of your life, and that's why you need to do it right. In my own opinion you should definitely use a real estate agent, why? It cost nothing! Using a true professional real estate agent will make purchasing your first home less stressful, they will guide you from start to finish.
For example a professional agent will help you offer and negotiate a fair price for you.
Helping with financing is also important, an Agent like myself works with a mortgage lender from Cross Country mortgages (Joseph Cosares). Joe helps all my clients get Pre Approved and does his best to lock them up with a great rate, especially rates were historically low due to Covid-19 (Take advantage). Why is having a well know lender a good thing? Communication is the answer, with communication the process will go a lot smoother. Getting updates on where the loan is at is so helpful to all parties in the transaction, this is why I advocate working with a experienced agent that will recommend a great Lender like Joe!
I sent my clients to get pre approved over the phone, once they were approved we looked at many homes before they found the one. My suggestion was to offer a little over asking price due to the fact that the house was priced perfectly and had great interest. We eventually had received highest accepted offer. Now this is where agents have to do their best to keep the deal going, nothing is guaranteed until after closing on the home. After an accepted offer we then schedule an inspection, I recommended a few inspectors to my clients. Inspector checked for any problems with the home and in fact there was a few problems. No big deal I kept my clients calm and we negotiated that the sellers fix those problems, and they did. Almost there, my clients scheduled to sign contracts with attorney and now we have a pending contact.
Once both parties signed contracts, we eventually had an appraisal to make sure the house is worth what the selling price was. Of course it was because we had great comps in the area to back up the selling price. This is why choosing the right agent is crucial, without those comps there was a possibility the house wouldn't appraise for selling price. Now before closing on the home we had a quick walk through to make sure all agreements in the contract were there, and water electric etc was working. Finally closing, my clients then closed on their first home. As soon as they received those keys their faces lit up, it was heart warming helping them find the right home.
